Wanaka Rental Market Update for Week ending 12 July 2026

The Wanaka rental market remained relatively stable over the past week, with only modest movement in advertised asking rents. The median advertised rent increased slightly from $835 per week to $862.50 per week, while the average asking rent eased slightly to $869 per week. Overall, the market continues to show little evidence of broad pricing movement, with most changes occurring on individual properties rather than across the market as a whole.


Only two existing properties reduced their asking rent during the week, suggesting that most landlords remain comfortable with their pricing. Where adjustments have occurred, they appear to be targeted responses to tenant feedback rather than a sign of weakening market conditions.


Our own leasing activity continues to support this. All of our available properties have prospective tenants queued to inspect or who have submitted applications. None of our current listings are sitting without enquiry, indicating that well-priced, well-presented properties continue to attract strong interest despite being well into the winter season.


We're also continuing to receive enquiries from tenants looking for specific types of properties that aren't currently available. This reinforces that there is still unmet demand within the market, particularly for quality long-term rentals, and we're always looking for additional well-maintained investment properties to help meet that demand.


Overall, the Wanaka rental market remains balanced and active. While tenants continue to be selective, good properties that are priced in line with the market are still leasing well, giving owners confidence that demand remains healthy through the middle of winter.
