Wanaka Rental Market Update for Week ending 29 June 2026
Wanaka’s rental market remained steady through the final week of June, with 53 advertised rental listings recorded at week end.
Median rent held at $835 per week, while average rent sat at $872 per week. The highest advertised rent was $1,650 per week.
Advertised supply remained stable across the week, sitting in the low 50s. Median rent was unchanged throughout the period, suggesting the middle of the market is holding firm as Wanaka moves deeper into winter.
The average rent also remained consistent, sitting close to $870 per week across the week. This points to a more settled market than the earlier winter leasing period, when premium winter rentals had a stronger influence on advertised averages.
Wanaka is now well into its winter rental cycle. By late June, many winter-only rentals have already been secured, particularly furnished homes, group accommodation, and properties suited to seasonal workers or ski-season tenants. As those homes lease, the remaining market becomes more focused on standard long-term rental demand, where tenants tend to place greater emphasis on value, warmth, presentation, location and lease terms.
The current figures suggest a firm but selective market. Supply remains limited, but tenants are still comparing properties carefully and are not necessarily chasing every available rental at any price. Well-presented homes in realistic price brackets remain well positioned, while higher-priced homes need to clearly justify their premium through quality, furnishing, heating, location or flexibility.
For owners, the key message is that the market is still active, but pricing discipline matters. Winter demand continues to support the market, but the peak pre-season leasing window has largely passed. Properties coming to market now need to be positioned carefully to appeal either to remaining seasonal demand or to longer-term tenants looking for comfort and value through winter.
Overall, Wanaka’s rental market remains stable heading into July, with limited advertised supply, a steady median rent, and continued support for quality homes that are well matched to tenant expectations.
